Payment and Letting
Colebrook Sturrock will undertake to place details of your home on their Open Lettings Website (www.sandwichopen.com).
We will liaise with you and any potential tenants in relation to viewing enquiries and negotiations.
At the time of booking a tenant will pay a 30% booking deposit which forms as part of the rent.
The tenant must pay the remaining 70% as well as an additional 30% refundable security deposit by 13th April 2020. For properties booked after 13th April 2020, tenants will be asked to pay the security deposit PLUS the full rent at the time of booking.
A tenant is entitled to cancel the Letting Agreement prior to 13th April 2020 on forfeiture of the 30% booking deposit. This will then be payable to the owner, less Colebrook Sturrock’s fees, subject to VAT.
Should the tenant cancel after 13th April 2020 and full payment has been received, then only the security deposit will be returned to the tenant. The rent is forfeited in full and will be paid to the property owner less our fees.
If however, the property is re-let, we shall return the rental less our standard fees.
When we are in receipt of the FULL rent, prior to the championship we will pay 80% of the gross agreed rental, less our fees, to the property owner (between 14th April 2020 and 13th May 2020).
The remaining 20% contingency deposit will be held in case any repairs or similar are required over the letting period. The balance of the 20% will be passed to the owner as quickly as possible after the letting period (within 1 month).
What does the rent include?
The rent agreed will include electricity and gas or oil consumed during the period of occupancy. It also includes the telephone rental, local council tax and insurance of the property, but the ingoing occupiers will be responsible for the cost of telephone calls.
Owners must supply Colebrook Sturrock with the full itemised telephone bill for the letting period within 14 days after the end of the tenancy.
